Completed cooling tune up, dual capacitor was below the 10% mark so I recommended replacing it but the home owner stated as long as the unit was running it was ok. She stated they would wait until they have issues to replace parts. Other than that no issues to report.

Unit froze up. Waited for it to defrost and turned unit on. Package unit is cooling and pressure are good. Filters are also goods. Thermostat showing 80 when actual temp is 73. Replaced thermostat.

Pressure switch got stuck closed. Got it unstuck and got unit heating. Everything else is running good

Completed cooling tune ups for 3 systems, 2 of 3 looked good. The master bedroom system looked a little low on refrigerant, checked for leaks & everything looked good, I mentioned to the customer it could be when they installed that system they never charged it up correctly due to having long line sets. She said she would schedule next years tune up when it’s warmer so we could accurately check pressures to see if that was the case. No other issues to report.

Repair single duct extension in attic for front bedroom. 7" duct and coupling.

Customer said bedroom closest to bedroom wasn’t receiving as much air flow as the rest of the house. Inspected the duct work & it was stretched out & being choked down due to not having enough slack to be hung. Gave an estimate for repairs & let her know once she signs the estimate we could go about scheduling her in for the repair. No other issues to report.

Low voltage wire had a short going to the contactor not allowing the condenser to come on. Rewired it after tracing the short & the condenser came on. Noticed other issues to report.

System was low on refrigerant due to a leak on the condenser, did not recommend putting sealant & adding refrigerant because it doesn’t always work will eventually leak again if it doesn’t work. Customer was informed about this but he wanted to proceed with it anyways. Also informed we are not responsible if it doesn’t work how intended. Added the sealant & (6) pounds of 410A. System is cooling properly now. No other issues to report.

Blower motor had a bad cap, went ahead & swapped it out. Completed AC tune up only due to gas being shut off on the building. Besides the cap, everything looked good to go, unit is an R-22 model. Unable to get model/serial number on condenser.

Completed a visual leak search with the camera on air conditioning unit, due to previous reports with another company stating there were multiple leaks both on the evaporator & condenser coils. Didn’t find anything alarming, checked pressures as well & they were 105 on suction & 315 on discharge pressure along with temps at the suction with 43 & 85 on discharge. Outdoor temp was 73. Thermostat was reaching temp office personnel set it to. Mentioned we have a maintenance program that we could offer & he mentioned he would get with CSRs. No other issues to report.
